'Major' Planning Applications
In the case of larger and/or more complex major proposals, the usual pre-application consultations with the local community, planning officers and consultees will be complemented by an offer to developers to bring together a Development Team to discuss the proposals and ensure that the planning application takes account of as wide a range of interests and issues as possible.
The Council’s current procedures for handling major proposals at pre-application stage are set out in Section 5 of its adopted Statement of Community Involvement. As well as advising on pre-application publicity and community consultation, carrying out consultations with internal and external service providers, and co-ordinating written responses for prospective applicants, the Case Officer will also offer the developer the option of calling a meeting involving the developer and key consultees in appropriate cases.
These would be the larger and more complex cases or those where there were significant conflicts between different consultees. The meeting would generally be followed up by an agreed action plan clarifying the expectations and requirements of each of the parties present.
However, this approach would not be normally used in cases where there are fundamental objections to the principle of the development in terms of the Council’s planning policies.
Developers will be expected to take account of these expectations and requirements in preparing their applications. Provided this is done consultees will be expected to give a prompt and positive response when consulted on the subsequent application, so as to improve the prospects of a successful application process.

To advertise your proposal here, please send an e-mail with attachments, or post a CD, containing:
- A brief description of the proposal in an electronic format (e-mail content, MS word document, or PDF).
- PDF images of plans and drawings, preferably under 1mb each in size, no individual file to exceed 5mb.
- Contact details, including an e-mail address, where comments can be sent.
- Details of locations where paper copies of the drawings and proposal can be viewed.
- Any other information that might clarify the proposal.
- If the plans and detailed iformation are available on a website already, it may be sufficient to provide the website address instead of sending the plan images.
