Building Control Service

All surveyors working for North Norfolk District Council have a wealth of experience of the local building types and ground conditions. They can also give valuable practical advice on the best way to proceed with your project. Most surveyors are professionally qualified, and are either chartered surveyors (MRICS) or corporate building engineers (MBEng). All surveyors come from various backgrounds within the construction industry, and have certain specialities within the context of the building regulations, useful if your project uses non-standard design or construction processes. For details, link to the LABC services website Our aim is to provide the best quality service to our customers to ensure that all work complies with the relevant requirements of the regulations. We want to work with our customers to make sure that this happens.

In particular we aim to:-

  • Acknowledge receipt of Full Plans Applications within 3 working days of receipt and we aim to check them within 3 weeks.
  • Acknowledge receipt of Building Notices within 1 working day.
  • Carry out site inspections the same day if requested before 10:00am
  • Inspect whenever requested, once work has commenced.

How you can help . . .

Enclosed with every Building Notice acknowledgement and Full Plans approval notice is a sheet giving the stages you need to notify us for the inspections for your project. Not all of the inspections will be relevant for every project, but you must (or your builder or representative must) notify us of the commencement of the work in all cases.

Contact details are outlined below, and also on the details of your application. The Building Notice charge paid or the inspection charge (if relevant) covers all inspections for every project. You do not have to pay again if we carry out several inspections, or if we have to re-call at a site.

Please also note that it is a legal requirement for the owner of the property to notify us when work has been completed. When we carry out a completion inspection, we will be able to issue a completion certificate providing that all work has been carried out in accordance with the Building Regulations. There will be no charge for this, as the applicant will have already paid for all inspections and visits. By having a completion certificate for the work, the property will be easier to sell on or re-mortgage. Solicitors and conveyacers almost always ask for copies of approvals and certificates for building work or alterations, and it is possible that a property sale could be held up if these are not available.

We want you to be happy with the service you receive from the Building Control Section at North Norfolk District Council. If you have any complaints, please be sure that they will be treated seriously and responded to quickly. Complaints will be monitored by the Building Control and Access Manager, who will take steps to avoid the same thing happening again.
