Coping with a changing coast — new guidance for planners
North Norfolk planners have new guidelines to work from when deciding planning applications in coastal areas at risk of erosion.
North Norfolk planners have new guidelines to work from when deciding planning applications in coastal areas at risk of erosion.
The Coastal Erosion Risk guidance note works alongside — but does not replace — existing planning guidelines and the local planning policies laid out in North Norfolk’s Local Development Framework (LDF).
But it clarifies how the LDF policies can be implemented in areas where erosion is predicted. It explains what the risks are to people and property in the erosion risk zones, how the risks differ for different types of development, and what can be done to reduce those risks (including imposing planning conditions or giving temporary permissions).
The guidance is being unveiled to planning agents and architects at a regular liaison meeting with NNDC planners today [Tuesday 7 July, 2009], and is already being used by planning officers and Development Control Committee members.
